Negative experience: Family members stayed with them through airbnb and renting properties through them. Both times they managed to scam money through “damages”. Awful company that takes advantage of customers trust and money.

Negative experience: Location great, but the apartment had a terrible musty smell, very damp, even clothes started to feel damp. Couch was broken, balcony very dirty with broken clothes driers thrown in corner. Emailed L 'abode Accommodation and notified them of the issues but no reply, would not recommend or stay with them again

Negative experience: Awful experience! Cancelled our accommodation last minute. Travelling from UK as a big family and they caused us a huge amount of last minute stress trying to find alternative accommodation. All because my card had a security block and no one bothered to pick up the phone and take the second payment on another card. We booked this on June for our holiday in October. They just cancelled and re booked the guests already staying there for additional time. Poor consideration for us as a family, we are travelling from the UK and have been really looking forward to our trip, and to start so negatively, with stress trying to find alternative accommodation has been really unthoughrful on their part. I would never trust this company with my holiday plans. As for your response below for me to remove my post because it’s Airbnb’s responsibility to contact me is not the only reason why I have given you one star. It is also based on very abrupt phone call I had (when I called you) with your reservation manager, who shouted at me down the phone, was talking over me when all I said was but I didn’t cancel? And is in my opinion one of the rudest people I have ever spoke to in a professional environment. She would not let let me get a word in edgeways, shouted over me and abruptly said she is leaving the call and hung up. There was no empathy or compassion what so ever, the fact that she spoke to my son, has no bearing on the expectation to communicate professionally and compassionately with me as basic human manners. Given that I was the main booking lead, why would you even convey a communication with my son, and not ask to speak to me directly even at that point? You clearly in my opinion had a guest staying there who wanted to extend, so you couldn’t be bothered to try to contact me to take the payment as you already had the revenue in the bag. I wonder if you needed me to take the 2 weeks accommodation would you have made more effort. As you can see you quote of you reached out to me a number of times is wholly untrue. My booking stated that I cancelled, which I did not, airbnb explained it was due to a payment issue, and the one and only time you reached out was to say sorry you’ve cancelled can we look at alternatives for you! By which point you’d already booked with the existing guest
Hi Emma As we tried to explain over the phone, your booking was placed via Airbnb. Airbnb cancelled your booking due issues with your payment method. At the time of cancellation, we were not provided any reasons for the cancellation. We reached out to you a number of times via the platform to understand why you had cancelled and if you required further assistance. You didn't respond to these messages for a number of days, therefore, we took another booking for the property. When speaking with your son this morning, he was understanding of the situation. We provided alternative accommodation, to which he kindly advised weren't suitable for your stay and he would let us know if he needed further assistance. We suggest you take this matter up with Airbnb directly in hopes they will be able to find you suitable accommodation. We would also very much appreciate if you would consider removing your 1 star review, as this was not an issue caused by us and this can be very harmful a detrimental to our small businesses. Fantastic experience: What a beautiful and comfortable apartment in the heart of Double Bay. It is extremely well equipped and my son appreciated the deep bath after running his Marathon on Sunday. The location is close to all the shops and restaurants and yet tucked away on a quiet street. We use the ferry to get in and out of the city. Swam at Redleaf beach… all in all a great experience.

Fantastic experience: Very responsive hosts. Accommodating and easy to communicate with. Left very detailed instructions. The property we hired was immaculate and very well managed. It was close to shops, restaurants, cafes and the beach. The kitchen and lounge were full of natural light, and the apartment was full of sliding doors leading to different balconies. Our favourite part was our own private lift. Will be staying at one of their properties again if the opportunity arises.

Fantastic experience: Two of my colleagues and I stayed at the Urban Escape Glebe for four months and absolutely loved it! A modern but homey space that was beautiful to come home to after a long day at work. Convenient location and close to public transport. We would have loved to have been given more than one key as that was sometimes difficult to coordinate with different people leaving and entering the property. However, L’Abode was so accommodating to us and regularly maintained the property during our long stay. Would definitely recommend!

Fantastic experience: We stayed in Coogee Lookout apartment for 4 weeks while visiting Sydney. The apartment was absolutely amazing….beautiful ocean views and had everything we could’ve possibly needed. We received a lovely welcome package from our hosts when we arrived. The location was perfect near to all amenities. The building was safe and secure. Our hosts were great to deal with and provided us with all necessary information before check in. We felt we could contact them at any time if needed. It really felt like home away from home for us and we honestly can’t think of anything that could’ve made our stay any better. We will definitely be staying here again the next time we visit Sydney. The apartment is absolutely stunning.

Fantastic experience: Great location, and enjoyed the 900m walks to/from the train station and Coles and Aldi (grocery stores). Large lounge and dining room. Clean towels and linen and beds were great. Kitchen's amenities were great and included an all-in-one washing machine and dryer, and a few heaters to get us through the cold nights. All in all we had a great time in Sydney - looking forward to staying at Courallie again.

Fantastic experience: AMAZING LOCATION. AMAZING VIEW. Very professional host, The only problems are key fob storage location & it was almost impossible to unload the luggages during daytime due to the property's location. Other than that, everything was perfect & We will 100% stay here again on our next Sydney CBD trip.

Fantastic experience: Had such an amazing stay at Coogee with L’Abode, they had accommodated our last minute booking and were very responsive in answering my queries. Fantastic experience: What an absolutely beautiful experience. We stayed in Tasmania at Clarence Point. This place was one of the most beautiful relaxing places that we have ever stayed. Fantastic experience: Excellent stay!! Great location, easy walk to downtown, supermarkets, restaurants, bars and public transportation, Sydney Big Bus tours stops right in front of the apartment. Really great property, spacious and very clean. The kitchen had all of the utensils needed to prepare meals. Highly recommend !!

Fantastic experience: I thoroughly enjoyed my stay at this Airbnb location. The apartment is situated in a delightful and hospitable neighborhood, conveniently close to various attractions such as Hyde Park and the Harbour. During our extended stay of over a month, we found the surrounding area to be well-equipped with supermarkets, shops, and a variety of restaurants. Upon our arrival, we were warmly welcomed. I had requested 2 sets of keys, and I was pleased to find out that this request was accommodated without any issues. We were greeted by a person who handed us the keys and even provided us with food and snacks, a thoughtful gesture considering our long journey. Although the key drop-off point was a brief 10-15 minute walk away, the leisurely stroll was enjoyable. When I encountered a problem and accidentally locked myself out of the house, the hosts promptly assisted me, albeit for an additional fee. In conclusion, I highly recommend this accommodation.

Fantastic experience: The house we stayed in became a huge part of our treasured family memories of our trip to Sydney. With ample room for our family of six (parents plus four young adults/teenagers) and all the comforts of home, it was the perfect spot for us. The beautiful architecture, high end finishes and tasteful, artistic decor gave an elegant aesthetic that appealed to everyone - even the discerning Instagram girls in our party. Our favorite feature was the glass walls that folded back to open the entire kitchen and family room area to the patio and pool. Perfect for a day at the house cooking out and relaxing in the pool. Fantastic experience: What an absolute pleasure it was dealing with the staff at L'Abode Accommodation from start to finish. The whole process from initial booking and the regular communication to make our stay a comfortable experience. Speaking of comfortable, The Darling was a gem of a place, it had everything you required, not to mention the million dollar views of the harbour, and the city lights at night! Negative experience: We were scheduled to stay 60+ days at a L'abode property. The experience was humiliating and disgusting, here's why: When we arrived at the property we discovered that it had not been cleaned. Urine and feces in and around the toilet, dirt and hair on the bed sheets, cobwebs with dead insects and dust & dirt throughout the property (see images attached). L'abode were fast to deal with the issue and sent over their cleaning team but unfortunately when we returned it was clear very little had been done (sheets still not changed, not even bleach in the toilet, all surfaces still dirty) So the cleaning team had to be sent out for a second time the following day. The worst part of all though, was that we were made to personally supervise and direct the cleaning team on the second clean, because the property manager was too busy to do so herself and had to leave to go somewhere else. This was a humiliating and unprofessional experience. A guest should never have to oversee a cleaning team! We were very polite and respectful to the cleaners, as we of course didn’t feel comfortable managing them. The property manager also mentioned widespread cleaning issues across their portfolio of properties, diminishing the seriousness of our situation. There was also a significant issue with construction on the terrace which we had not been informed of, with scaffolding, rubble & duct tape ruining the outlook. This severely impacted the ambiance and views (see images attached). We were told that because the scaffolding was attached to the exterior of the building, that it technically would not impact our stay. See the photos and make that judgement for yourself. The property owner very kindly (via L'abode) offered to personally have this rectified as soon as possible but could not provide us with a date. I must mention that Amy from L'abode communicated compassionately and professionally and helped to defuse the situation massively (thank you again Amy). However, we ultimately decided to vacate the property due to the service that we received and treatment from the property manager. It was a truly horrible way to start the New Year. Lastly, we were charged a $549 cleaning fee (ironic) and a $5,961 early cancellation fee, which felt unjust considering the circumstances. In 15+ years of travelling, we have never once left a negative review or complained about any property, because I understand how these can impact small businesses. Unfortunately, after talking it through we decided it would be unfair not to share this experience with other people. Overall - We chose L'abode for its high-end luxury positioning, but the reality was far from it. Would not recommend.
We have carefully reviewed your feedback and would like to provide some clarifications. Our records confirm that our cleaning team addressed all highlighted issues during the initial visit, including changing the sheets and cleaning all specified items. Nonetheless, a second visit was arranged as a goodwill gesture. The property attained a high cleanliness standard, as verified by the head of the cleaning company and the property manager. To ensure a thorough resolution, we requested you to point out any specific areas that might have been missed during the cleaning process. This approach was intended to address your concerns effectively. Regarding the terrace, there was no construction activity. The matter in question pertained to the absence of decorative planting in the planter box, not any construction-related issues. The exterior area remained fully functional and usable, without scaffolding or disruptions. The delay in landscaping was attributed to awaiting approval, a process affected by ongoing remedial works on the entire floor, not exclusive to this unit. The interior of the property showcases exquisite furnishings and adheres to the highest standards. Cancellation fees are reasonable in such circumstances and were applied in accordance with the terms and conditions agreed upon during the booking. These fees were, in fact, more lenient than the stipulated terms. We appreciate your understanding of these clarifications.
Fantastic experience: Great location with 5 mins walk to Bondi Beach and 10 mins to buses to Rose/Watsons Bay as well as the city. We loved the cosy outdoor area with the big dining table and barbie! Well equipped kitchen, works well for a family like us that love cooking our own food. Check-in was hazzle-free.

Fantastic experience: We had a great stay! We booked a property on AirBNB in Glebe NSW. This was a wonderful property in the heart of Glebe and a short drive to Sydney neighborhoods. Glebe has local cafes, restaurants, bars and shops which are all within walking distance. There is a public train stop within walking distance, which you can take into Sydney. We were able to walk to a nearby park in Glebe to watch fireworks on New Years Eve being shot in the harbour. We will definitely use L’Abode to book a rental property next time we visit Sydney!

Negative experience: The team were pleasant to deal with during our stay however we encountered a number of issues on moving out from the property. The combination of poor responsiveness, an incorrect refund being provided, a cleaning fee quite ridiculously being charged on entry and exit after the L'abode team made a mistake on us moving in, and L'abode at one stage even claiming to be covering half of the cleaning fee (before backtracking on that claim) made the process extremely difficult. The wave of errors and firm stance from Annabelle on considering the matter closed will certainly mean we're never going to stay with L'abode again and will recommend to anyone we speak to and beyond to steer clear of the company and team.

As you extended your original shorter booking to stay with us for over a year, the cleaning charge was higher as this turned into an End of Lease clean, which all tenants pay when they vacate properties after their departure. We charged you an additional $145 for the additional cleaning services that were charged by the cleaning company in August. This was the only charge deducted from your bond. Fantastic experience: Travelled from Toronto, Canada to Sydney in Oct 2023 and stayed at this beautiful apartment right at Bondi Beach. Check- in was seamless. Management provided some staple food items upon arrival which was great as we arrived early in the day and were very tired because of the time change. Fantastic experience: This was a great place for 2 adult couples to stay! The interior was styled to be calm and bright and the view over Brontë beach from the spacious living area and patio was the most wonderful spot for our breakfast, lunch and dinner! We were a five minute walk uphill to a great little shopping strip with cafes and supermarket and a 5 minute walk downhill to Brontë beach and its cafes and to the beautiful cliff top walk to Bondi or Coogee. The walkway down to the apartment is quite long and steep with some steps, so it may not to suitable for everyone. However, I’m almost 80 and managed it, up and down, 2 or 3 times a day. Communication with owners was speedy. I would be very happy to come again.

Fantastic experience: We were a family of 8 being siblings ages 50 to 75 with spouses and had an an amazing time. The main living area is awesome as the kitchen, dining room and verandah are all well connected. The bedrooms are all away from each other which created space when required. Fantastic experience: Stayed at the property at One Oak in Newstead, Qld. Unit was well appointed. The kitchen was well equiped (not that we cooked much) with a great size fridge. The bed was very comfortable which was especially wonderful as I have lots of old injuries that will give me grief if a bed is not good quality. Fantastic natural light via the floor to ceiling glass doors to the balcony but block out curtains meant we got to sleep in when we wanted. Washer & dryer meant we headed home with all our clothes already clean & ready to unpack. Security for the building was excellent so we felt safe and the sound proofing was second to none. The booking process was very easy & the online information portal about the property itself was great. Highly recommend booking through L’abode - we will book this unit again as it’s location is perfect for us to catch up with friends & family.

Fantastic experience: The apartment was in a great location and is close to many of the attractions around Sydney CBD. The two room apartment was easy to find and admin instructions on how to obtain the key made the beginning of the trip easy. The apartment was very clean with a well appointed kitchen. The swimming pool was terrific to cooling down in after a long day of exploring Sydney, Would recommend this place for small families that wanted to see Sydney before/after an Ocean Cruise.

Fantastic experience: Lovely stay. Nearby parking was a short walk. The building's laundry was right next to the apartment. Plenty of shelving. One working heater was sufficient for whole place. Nicely styled and comfortable.

Fantastic experience: This cottage was very cute & well presented, had extra appliances in the kitchen like toastie maker, coffee machine, stick blender & there is also a washing machine & dryer to use. Beds were super comfy, books, board games & heated floor in the bathroom were great, walking distance to supermarket & not too far away are cafes & shops. Fantastic experience: Thoroughly enjoyed our 2+ week stay here. The train station was a quick 12 min walk and busses were close as well. Rooftop hot tub was amazing to relax in after a long day out. Furniture and beds were very comfortable! Great food options nearby at the Cannery, as well as a few grocery stores. We were grateful for the welcome gift of snacks, wine, and goodies in the fridge. Host was very communicative and friendly. Only downside is there's a lot of stairs (obviously)! All in all, we had an amazing stay and would highly recommend.

Fantastic experience: I had a wonderful stay in Paddington at Gobsell Street for 5 days for a mix of business and catching up with friends. The place was an incredible home base and sanctuary in the city. Full of great art and books and a comfy bed! I walked everywhere, there were cafes on every corner and yoga studios close by.

Fantastic experience: This was my second stay at Embracing Evandale. The house is truly like a home away from home. Conveniently located within walking distance to get a meal or pick up a few groceries and the wonderful Evandale Market is almost next door on a Sunday. The modern house is in a super quiet location and had everything we needed. Evandale, Tasmania is a very picturesque historic town that is lovely and easy to go for a walk around as it is mostly very flat and the homes there are amazing. I will be back again and would highly recommend it to others.

Fantastic experience: "We are a family with 2 small kids staying at the property for a week. The first look of the building might be a little old but you will be stunned when you get inside the apartment. The home is really beautiful and cozy, like an art place with stylish decoration, and it’s got everything you need from modern appliances to various cooking utensils, from great amenities to different board games to entertain the whole family. L’Abode team also does a good job with cleanliness. Everything in the house is organized, neat and tidy, and perfectly clean with a relaxing smell. The team even offers you a welcome bottle of wine and some cookies to enjoy. Thanks for a great experience. We’ll definitely check out their other properties in the future"

Our host was friendly, the apartment was well taken care of and perfect for a family of 4 wanting a weekend away. Tucked away from the full on city but easily accessible when we wanted it. Fantastic experience: Highly recommended! The most beautiful location right on Mosman Bay - the view from the balcony was spectacular. Proximity to Mosman ferry was perfect and we chose to ferry all over Sydney as our preferred mode of transport, but there is also a bus stop right out the front. The beds were incredibly comfortable, and it was a quiet location so we slept perfectly. We'll be back for sure.

Negative experience: The house is really comfy and very comfortably furnished. We were a group of 5 and we had so much room. It was super warm inside while very chilly outside. A great place to relax and chill in between our Dark Mofo festival activities. I’d highly recommend staying here. Update: after I wrote this review I received two very odd messages from host company asking me about stained sheets and asking if people were smoking in the house..no one was. I complained about the messages as they were totally unfounded and that stopped their correspondence. I would not book again with this company.

Fantastic experience: The house was lovely, bigger than I expected and very clean. The neighbourhood is great too, it’s a short walk for lots of cafes/bars and great public transport. The host kept in touch and while we didn’t need anything it was clear they were available. Highly recommend!"

Fantastic experience: "We had a very enjoyable stay at one of the properties over the June long weekend. It’s super close to the tram if you aren’t up for walking into Circular Quay with a great coffee place below and around the corner. Communications were timely and helpful. The place was spotless and had a really nice view. Coles and bottle shop on the same block is an added bonus!"
